It is the law, under the Gas Safety (Installation and Use) Regulations 1998, that landlords must acquire a Gas Safety Certificate every twelve months. This needs to be obtained from a Gas Safe Registered engineer for all works involving pipes, gas appliances, and flues which have been installed in a property.
It is a landlord's responsibility that all gas appliances receive regular maintenance. Records must be kept for all safety inspections for two years and copies must be given to tenants currently residing in the property within 28 days of the inspection. If your tenants change at any point, they too will need to be issued with a copy of the latest Gas Safety Certificate before they move into the property.
If an agent is responsible for the property, the all regulations under the Gas Safety (Installation and Use) Regulations 1998 are passed onto them.
Legally gas safety inspections need to be carried out every twelve months but it is good practice to do this with every change of tenants who pass through the property.
It is recommended to install a Carbon Monoxide alarm in the property by the HSE to ensure that tenants are protected against any poisoning by Carbon Monoxide. Alarms, however, are no replacement or substitute to carrying out regular maintenance checks.
It is a legal requirement to have a Carbon Monoxide alarm installed in the same room as a new or replacement fixed fossil fuel burning heating appliance – including gas appliances. Highly recommended when gas appliances are present to ensure safety. In order to comply with regulations, alarms need to be hard wired or battery powered.
Landlord Gas Safety Certificates will ensure your appliances are checked for gas tightness. Checks will be carried out for all necessary ventilation. Flue flow will be tested to make sure combustion products are removed. Flame failure devices will be checked for satisfactory operation.
